1. Check-in / check-out
Check-in is generally possible between 2.00 pm and 8.00 pm. Other check-in times can be arranged individually. We kindly ask you to vacate the apartment within 10.00 a.m. on the day of departure. A refund due to early departure will not be made.
2. Deposit for confirmation
The booking becomes valid upon receipt of the confirmation deposit (according to the Italian Civil Code (art. 1385 cc)) on the owner’s account. The deposit of 30% of the total price of the booking is due within 2 days of booking. Due to the often longer banking times, please send us an early email with the transfer confirmation.
Non-payment is considered a cancellation and entitles us to re-let the property.

4. Cancellation of your booking
You can withdraw from the contract at any time. The withdrawal must be submitted via Email. In the event of withdrawal, you are obliged to compensate us for the loss incurred:
- Up to the 15th day before the start of the rental period: Cancellation free of charge. The deposit paid will of course be refunded.
- From the 14th to the 8th day before the start of the rental period: 30% of the total price.
- If you cancel less than 8 days before the start of the rental period, you must pay 80% of the total price. In each case, the date of receipt of your cancellation notice counts.
Amounts already paid in will be offset against the total amount due.
You can provide a substitute person who will take over your contract under the above-mentioned conditions. A written notification is sufficient.
5. Obligations of the tenant
The tenant undertakes to treat the rented property (apartment, inventory and outdoor facilities) with care. If damage to the apartment and/or its inventory occurs during the rental period, the tenant is obliged to report this immediately. On the day of departure, the tenant must remove personal belongings, dispose of household waste in the containers provided, and store crockery clean and washed in the kitchen cupboards.
6. House rules
- Smoking is not permitted in the apartments
- Pets are not allowed.
- Parties/events are not allowed.
